Understand the evidence.

A clear purpose, source-linked stories, and visible dates.

What Retirement by ZIP provides

A consumer-first view of housing, household income, retirement-income receipt and wider community context. The financial facts are existing shared NDS records. The retirement publication adds its own purpose, page structure and evidence-linked narrative rules.

Retirement income

ACS table B19059 measures households reporting retirement income in the past 12 months. The displayed count and share use all households as the denominator and the 2024 ACS five-year release (2020–2024). This does not identify individual retirees, their ages, retirement savings or personal readiness.

Other measures are community-wide

Housing tenure and values, population, median household income, employment, business locations and mortgage figures are not restricted to retired people. Unemployment uses the civilian labor force. Count margins of error, where retained, are not uncertainty bounds for derived percentages.

Dates and geography

Business counts: 2023 ZIP Business Patterns. Mortgage rates: weighted tract-to-ZIP RES_RATIO estimates for 2024; changes compare 2023. Zillow: each record’s own observation date, with series identity and latest official release unverified. Population, household income and Census housing periods remain unresolved in this source release. Census ZCTAs and postal ZIP boundaries may differ.

How the stories are written

Fixed rules read only the current profile’s accepted values. A retirement-income story uses counts and shares; a housing story uses reconciled ownership counts; a lending story uses that area’s dated change. Questions suggest subjects to investigate, not a personalized financial recommendation or a suitability score. The comparison keeps dates with figures and does not claim statistical significance.

Product separation

Most Wealthy ZIPs remains a separate NDS product with its original development path. Its source databases are not copied or changed for this retirement publication. Existing source measurements and their lineage are shared; website branding, forms, consent and deployment are separate. The wealth model’s reserved enterprise component is not activated by this build.

Where the publication can grow

Future work may add age and living arrangements, housing costs by age, and service access. Those measures are not represented as available in this first release.
